Owner-occupiers and downsizers will be the primary targets for the first stage of a $200 million world-class residential project located within the Sunshine Coast’s acclaimed Pelican Waters precinct.

The Henzell family who have shaped Caloundra for over four generations, is set to release 36 two and three-bedroom apartments and 16 three-bedroom terrace homes in first stage of The Cove’s release.

The Cove is currently under consideration by the Sunshine Coast Council and will become the final master-planned development in Pelican Waters - a community regarded as one of Queensland’s most desirable destinations.

The Cove will be unveiled in four stages with the first stage, named the Corsica Residences, to be released in the coming months.

Henzell Property Groups managing director McLean Henzell said The Cove was being tailored to downsizers and owner occupiers – many of whom currently reside within the Pelican Waters community.

“The most interest, not surprisingly in our view, has been from people who have lived at Pelican Waters for many years and are looking to downsize,” said Mr Henzell.

“They are entrenched in the lifestyle, amenities and community on offer at Pelican Waters – they don’t need to be sold the destination, however they are looking to downsize and for new options which The Cove will offer.”

The Corsica Residences will offer spacious dwellings with stand-out features that perfectly cater to the owner-occupier and downsizer markets.

Luxury apartments at The Cove will range from 138 to 243sqm with terraces homes up to 267sqm available – offering spacious, luxurious options for residents.

Residences will offer ample storage space, expansive kitchens, large master-bedrooms with walk-in wardrobes and living spaces designed for entertaining and unwinding.

The Sunshine Coast-based, globally-spanning O.G.E Group Architects will deliver the $200 million project, bringing their local and international experience to the fore.

“We’re aiming to create something very special and the word on the street locally has been very positive towards what we are planning,” said Marcus Muir, sales director for Henzell Property Group.

“We’ve spent months meticulously planning The Cove – especially the first stage – and we are now progressing our plans through council and expect to have approval in the coming weeks.

Mr Muir said that The Cove’s resort-inspired dwellings will reflect the region’s coastal and relaxed environment and offer an enviable lifestyle for residents.

“For the past two years we have consulted residents of Pelican Waters to determine what they would like to see in this new development. This has allowed us to create a project that we know will be well-received,” said Mr Muir.

“Residences within The Cove have been designed with the predicted end-buyers in mind and we have already received great interest from the owner-occupier and downsizer markets.

“Everything in the precinct will be of a 5-star nature as we aim to exceed the expectations of the local community, council and residents, creating what will become a world-class destination,” he said.

Named after a mountainous Mediterranean island off the coast of France, the Corsica Residences will offer idyllic world-class dwellings and become a beacon for the greater Sunshine Coast region.

Situated on a 3-hectare waterfront site, terrace homes and apartments within The Cove will boast north-facing views to a future marina and views over the Pumicestone passage to Caloundra.

As part of The Cove’s design, Corsica residents in apartments located on the first floor will have direct access to an outdoor, lagoon-style pool as well as generous sized court yards.

The multi-level, mid-rise development will offer a ‘family’ of buildings though utilising common designs with points of differentiation across each residence.

A sense of retreat and separation will be present throughout the community whilst the communal urban spaces, featuring a network of boardwalks and pathways, will be designed to connect residents.

As a local, family-run company that has operated within the Sunshine Coast for over 85 years, Henzell Property Group holds considerations of environmental preservation at the forefront of its development plans.

The Cove will meet growing demand for new residences in the region whilst maintaining greenspace and wildlife corridors by offering significantly less dwellings than allowed.

The project will obtain an EnviroDevelopment certification and adhere to energy efficiency provisions set out in the National Construction Code.

The Cove is set to become the largest private development on the Sunshine Coast and will deliver a total of 221 residences once completed in 2025.

Prices for terrace homes will begin at $725,000 with luxury apartments available from just $549,000.

Future stages to be launched will include an additional three towers, commercial spaces, restaurants and a grocer, adding to the pre-existing Pelican Waters Town Centre and Marina which offers a range of health, medical and education facilities.
