Green Light For $200 Million Sunshine Coast Development

Construction is set to start in early 2021 on one of Queensland’s largest private communities after receiving approval by the Sunshine Coast Council. 

The $200 million master-planned project The Cove will feature 220 luxury apartments and townhouses located within the prestigious Pelican Waters community at Caloundra. 

The Cove will be developed over four stages by the renowned Henzell Property Group in what will be the final residential community in Pelican Waters. 

The first stage, the Corsica Residences, will comprise 36 two and three-bedroom apartments and 15 three-bedroom terrace homes.

Henzell Property Group managing director McLean Henzell said the company is looking forward to delivering the final piece of the Pelican Waters puzzle after more than three decades of development.

“Our family has been developing Pelican Waters for over 30 years and we look forward to commencing construction on what will become the final stage in this iconic community,” said Mr Henzell.

The Cove has been meticulously designed to appeal to downsizer, owner-occupier markets, and follows an extensive two-year consultation program with Pelican Waters residents regarding what they would like to see in the community’s last land parcel. 

“Prior to lodging our development application we spent two years consulting residents of Pelican Waters to determine exactly what they’d like to see in this new development,” said Mr Henzell. 

“Our buyers want living spaces that offer ample storage space, expansive kitchens, large master-bedrooms and living spaces designed for entertaining and unwinding – spaces that don’t sacrifice their current living arrangements but also ones that offer downsizing options for them to remain within Pelican Waters. 

“We are confident that we’ve collaborated well with the community to create apartments and townhouses that achieve exactly this.

“Many of the homeowners within Pelican Waters don’t want to leave, but until now there has been very limited downsizing options for them. We are delighted to have created an offering tailored to meet their needs with The Cove."

 Marcus Muir, sales and marketing director for Henzell Property Group, said there was strong interest from the local community as well as Brisbane buyers and a growing interstate cohort.

“Covid has definitely elevated plans by people looking to move from southern states to Queensland and we are seeing inquiry increasing week by week,” said Mr Muir.

An on-site sales display has recently opened at The Cove to showcase the various offerings and floor plans available.

Prices for luxury apartments, which range from 143 to 261sqm begin at $549,000 with terrace homes up to 267sqm priced from $725,000.

Adding to the word-class feeling of the project, The Cove will offer a range of luxury, resort-inspired amenities including an outdoor lagoon style pool with a swim up bar.

 The Sunshine Coast-based, globally-spanning O.G.E Group Architects have designed the $200 million project, drawing upon their local and international experience. 

Future stages to be launched in The Cove include commercial spaces, restaurants and a grocer, adding to the existing Pelican Waters Town Centre and Marina which offers a range of health, medical and education facilities.

Situated on a 3-hectare waterfront site, residences within The Cove will boast north-facing views to a future marina as well as views over the Pumicestone passage to Caloundra.

The master-planned community is set to be completed in 2025.
